We were appointed by Gleeson Developments Ltd to undertake the detailed design of an office park at Capability Green, south of Luton.

The office park comprises nine separate, high quality, two-storey office buildings in five units, which range in size from 181 to 701m². The buildings are steel framed, masonry and render construction under concrete tiled roofs. As the office park is under the flight path of Luton Airport, the roof tiles were specially selected in order to reduce the sound of aircraft overhead. The offices are naturally ventilated and double-glazed throughout, with some buildings having their own individual balconies.

Internally, the offices are of open-plan design with raised access floors to facilitate the installation of IT systems. Provision has been made for lifts to be installed by future occupants, if required. In view of the proximity of Luton Airport, the landscaping had to be carefully considered and trees selected that would be non-attractant to birds. The project was completed within budget and in a very tight timeframe.
